Happy Friday everyone.

Thank you for all your messages about my interview with Valeriano Antonioli, CEO at Lungarno Collection, the hotel group owned by the Ferragamo family. While I’ve featured more hospitality leaders outside of Italy this year, I’m excited to dive deeper into the industry here. Some may argue that Italian hospitality sets a standard for the rest of the world, and in some cases, I tend to agree. One pattern I’ve noticed that underlines the best hotels and restaurants in Italy is an understated elegance. The Italians are obsessed with quality and beauty, and it shows. Living here has opened my eyes to what true “craftsmanship” is: the kind that doesn’t need a marketing campaign, but the kind that can be understood upon contact. I look forwards to sharing more stories about how the most iconic destinations in Italy are built. Paid subscribers: feel free to send me your favorite hotels in Italy and I’ll see what I can do ;)

In today’s newsletter:

  • In Milan: I tried the city’s first longevity & fitness club

  • In London: A historic Georgian building in Mayfair is for sale

  • Also in London: restaurant or curated grocery at the ground floor of a hotel?

  • In NYC: The Edition Clocktower sold at a haircut, but at a record price per key. What does that tell us about the new reality of NYC’s hotel valuations?

  • From Milan to NYC: I was right about Prada residences

  • In Ibiza: The success of Six Senses is attracting more wide-eyed hoteliers up north

  • What will define a successful urban lifestyle hotel?

For sale: 18th Century Georgian Building in London Mayfair

A freehold interest in a historic building a stone’s throw from 5 Hertford Street is for sale. These opportunities don’t come by often. It’s a Grade I listed building in the heart of Mayfair with dramatic frescoed ceilings, marble columns, and gilded details built in the mid 1700’s. The building comprises 25,000 SF and can be converted into several possibilities: a members club with a handful of hotel rooms, a full boutique hotel, serviced apartments or offices, single family home, etc.
