Hello and happy Saturday everyone.

I apologize for a late letter and thank you for your patience.

This week I had the pleasure of living in a few very beautiful hotels, and I wanted to share an experience that has left a big impact on me.

Upon arrival at the Fifth Avenue Hotel, as my butler, Angel, was pouring me a welcome drink and talking me through the iPad room controls, I noticed a stuffed brown dachshund keychain on the coffee table, along with a welcome note and a case of mini pastries. If you know me IRL, you’ll know about my brown dachshund named Miuccia, who is my sidekick and comes with me almost everywhere in Milan. It was a perfect coincidence that I had spent the car ride from the airport to the hotel looking at pictures of her because I was missing her!

It was the most thoughtful and personalized welcome gift that I’ve ever received at a hotel. Angel let me know that the guest services team did a little “stalking” prior to my arrival. It was a simple gesture to let me know that the hotel is thinking of how to make me feel welcome and looked after. There couldn’t have been a better arrival experience.

In today’s newsletter:

  • Everyone wants hotel exposure, and LVMH is no exception. But consumer sensibility alone isn't enough to create value in hospitality real estate.

  • What does it take to close a $4.3B loan for an ultra-luxury hotel and branded residential project in this environment?

  • What is the most undervalued component of the guest experience right now?

  • Points programs were built for a different era. Who is paying the price for that today?

Hotel Acquisitions Lead, The Six Bells

The Six Bells — the Brooklyn-rooted hospitality brand behind a Michelin-rated Hudson Valley inn — is seeking a seasoned Hotel Acquisitions Lead to drive their next chapter of growth. If you have 7+ years in hotel or hospitality real estate and a network of owners, brokers, and developers you can actually call (not just LinkedIn-connect), this is a rare consulting opportunity to work directly with a founder building something with genuine soul. You’ll source and advance acquisition opportunities — hotels, inns, adaptive reuse properties — across the Northeast, Mid-Atlantic, and South, with the autonomy of a lean team and the credibility of a brand that’s already earned its Michelin star. Independent hotel instincts are a must. Email hiring@thesixbells.com.

For Sale: Beachfront 5-Star Boutique Hotel in Mykonos

A rare chance to acquire one of Mykonos’s crown jewels: a fully operational, 5-star luxury boutique hotel set directly on the water. The property spans nearly 5,000m² of beachfront estate with approximately 40 keys, a mix of luxury suites and private villas, framed by a private beach, multiple pools, indoor and outdoor F&B venues, and a full spa and wellness center.

A recent €3M renovation means the infrastructure is in place and the asset is ready to operate. The opportunity is in repositioning: the hotel currently runs an ADR of ~€600, and a new operator with unified design and optimized F&B and wellness programming can push that well north of €1,100.

What makes this especially compelling is what you can’t build anymore. Mykonos now has a strict ban on new hotel developments, making existing beachfront assets like this essentially irreplaceable.
